Step-by-Step: How to File a Roof Insurance Claim

Step 1: Document Everything Before Anyone Touches the Roof

Take photos and video from the ground (and roof if safe) showing: date-stamped damage, any interior damage from leaks, and the immediate cause (hail, fallen branch, etc.). Check local weather data (weather.gov) to confirm a storm event occurred on or near the damage date. This is your evidence — document everything before cleanup or temporary repairs.

Step 2: Call Your Insurance Company First — Not a Roofer

Report the claim and schedule their adjuster to come out. Some policies require you to report damage within a certain timeframe (30–60 days). Calling a roofer before your adjuster can complicate the process.

Step 3: Be Present During the Adjuster’s Inspection

The adjuster’s report determines your settlement. You have the right to be on the roof during inspection. Point out all damage. Take your own photos while they’re there. If you feel something is missed, say so on the spot.

Step 4: Get a Contractor’s Independent Estimate

Have a licensed roofer do their own damage assessment and compare it to the adjuster’s scope of work. Common adjuster gaps: missing starter strips, drip edge replacement, satellite dish reconnection, skylight flashing, gutters, and additional damaged areas. Any items in the contractor’s estimate but not the adjuster’s report can be submitted as a supplement.

Step 5: Submit a Supplement if the Adjuster’s Amount Is Too Low

Insurance supplements are legitimate and common. If the adjuster missed items or priced materials too low, your contractor can submit a supplemental claim with documentation. This is normal practice, not fraud.

Step 6: Understand ACV vs. RCV

Your policy pays either Actual Cash Value (ACV) — depreciated value — or Replacement Cost Value (RCV) — full cost to replace. ACV policies deduct for roof age. RCV policies pay the full replacement cost, typically in two installments: the ACV upfront, then the recoverable depreciation after work is completed.

What to Watch Out For

Red flag: deductible waiversAny contractor who offers to “waive your deductible” is committing insurance fraud in most states. This can result in policy cancellation or criminal charges for both parties. Your deductible always comes out of pocket.

After major hail events, out-of-state contractors flood affected areas with door-to-door solicitation. They collect deposits, do shoddy work or disappear, and move to the next storm. Always verify a contractor’s local license and insurance before signing anything.
